Frequently asked questions

Do you buy houses as-is?

We help homeowners explore as-is sale options. Depending on the property, that may mean an offer from a qualified direct buyer or investor, or a conversation about listing. Not every property will receive a cash offer.

What if my house needs major repairs?

Many direct buyers consider homes that need significant work, and you generally would not need to make repairs before a direct sale. Condition will affect any offer price.

Can I sell with tenants?

Often, yes. Some buyers will consider tenant-occupied properties. Existing leases and Illinois landlord-tenant rules still apply, so we will ask about the lease during review.

What if I inherited the property?

We can discuss selling an inherited home, including one in probate. Timing depends on the estate process, so you should also work with your probate attorney.

Can you help if I'm behind on mortgage payments?

We can discuss whether selling may be an option for you. We cannot stop foreclosure proceedings or give legal or financial advice. Consider speaking with a HUD-approved housing counselor or an attorney as well.

How fast can I sell?

It depends on the buyer, title, financing, and your situation. Some direct sales close relatively quickly, but we do not guarantee any closing date.

Is there a fee to request an offer?

No. Requesting a property review is free. If you later choose a listing or other transaction, fees or commissions may apply and will be disclosed in writing first.

Am I obligated to accept?

No. Requesting a review creates no obligation. You can decline any offer or option.
