How to Use the Deal Analyzer Wizard (Step-by-Step Guide)
The Deal Analyzer Wizard helps you evaluate any foreclosure deal in minutes — whether you’re flipping or renting.
This tool walks you through each key number and turns it into a full ROI snapshot, so you can make smarter offers fast.
🔍 Step 1: Enter Property Details
Start by entering the subject property’s address (or a nickname). This helps you stay organized when running multiple deals.
Then plug in:
- Square footage (approximate)
- Purchase price (what you’d like to offer)
- After Repair Value (ARV)
If you’re unsure about ARV, use our ARV Estimator to pull comps first.
🔧 Step 2: Estimate Repairs
Next, choose your rehab level:
- Light ($15/sqft)
- Medium ($30/sqft)
- Heavy ($50/sqft)
The wizard auto-calculates the total rehab cost based on square footage — or you can enter a manual amount if you have a quote.
Tip: Round up 10–15% if you haven’t walked the property.
⏱️ Step 3: Holding Time & Monthly Costs
Now set your holding period (months) and input:
- Loan interest (if using private money)
- Property taxes & insurance (monthly)
- Utility estimates
If you’re unsure, start with $1,200–$1,600/month as a safe baseline.
Use our Holding Costs Guide for more help.
📈 Step 4: Selling or Renting
Decide your exit:
- Flip: Add expected closing costs (10% of ARV is standard)
- Rent: Enter monthly rent and expected expenses (repairs, vacancies, mgmt)
The tool will calculate:
- Profit after sale
- Cash-on-cash return
- Monthly and yearly net income (if renting)
📊 Step 5: View Results & Adjust
You’ll see your full summary:
- Estimated profit
- ROI and % return
- Rehab costs and holding impact
You can tweak any input live and see updated numbers instantly.
